    Project Scope:
  • Elimination of overburden, plantings, non-structural curbs and fixtures
  • Removal of concrete topping slabs and cantilevered balcony slabs
  • Structural repair of slabs, columns and beams
  • Installation of “Hot Rubber” waterproofing membrane system and reconstruction of balconies and ramps
  • Installation of landscaping, fixtures and new pool pavers
  • Conducted inspection and contract administration services



The twin-tower high-rise buildings have unique architectural features; an underground parking garage with a finished “green roof” that serves as a combination recreation deck with pool

    Challenges:
  • The 30-year-old exterior deck waterproofing had failed
  • As a result, water penetrated the garage structure
  • Water intrusion caused corrosion of the steel reinforcement, which resulted in structural damage to the building
  • Cars parked in the garage were also severely damaged due to falling concrete
    Solutions:
  • Expanded use of the common areas between the towers to add greater functionality
  • Upgraded property with lights for paver pathways and increased green space: natural turf mounds, trees, plantings, picnic and recreation areas
  • Improvements provided to the property should help increase overall property values and cost savings for the condominium owners in the future
    Repair / Replacement Project Scope:
